  • Shut off the water in your home. When you are dealing with any kind of leak, you need to turn the water off immediately. Find the closest source of water and turn it off! For example, if your sink is leaking, turn off the faucet leading to it. If the toilet is flooding, you can turn the valve at the base of the tank. If it is a more serious issue like a broken pipe, you may need to turn off the main water valve. Different valves require different tools and techniques to shut off, but most can be turned off by rotating the valve clockwise. Not sure where the main shut-off is located?   • Turn off your water heater. If you are experiencing a major issue that requires you to turn off the main water line, it is best to shut off your water heater as well. If you have a gas water heater, turn off the gas first and then turn off the water heater.
  • Stop small leaks. Identify any small leaks, and stop them as best as possible with tape, plastic wrap, towels, etc. Make a note of these small leaks that you have stopped, and let the plumbers know as soon as they get there so they can be fixed properly.
  • Call your utility company. After you have done what you can to shut the water off, or at least stop the issue from getting any worse, it is always a good idea to call your water company or sewer company.   • Remove standing water. As tempting as it might be just to leave the water there until a professional arrives, DON’T! Dealing with a plumbing emergency can always be a hassle, but if you are diligent about scheduling an annual plumbing tune-up and inspection, you can ensure that any plumbing problems are identified and dealt with when they are still minor issues. This will save you time, money and headaches in the long run.

We’ve put together a list of five of the most common hidden plumbing issues that are usually uncovered during a tune-up and inspection appointment:

  • Leaky toilets: Leaks in your toilet bowl are hard to ignore and easy to detect since they cause water to spill out onto the floor. However, many toilets can develop inner leaks between the tank and the bowl. This kind of leak leads to a lot of wasted water, which in turn increases your water bills. Internal toilet leaks are caused by a number of things. There is a gasket that seals the connection between the tank and the bowl. This gasket may be loose, or the flapper that fits over the pipe in the back of the tank may not be sealed. Your plumber can uncover the exact cause and, in many instances, the problem can be fixed quickly that same day as your tune-up and inspection.
  • Stuck water main valves: The first thing you will always want to do if you ever come home to a burst pipe is to turn off the main water valve to stop the flow of water. Your plumber can check this valve during a tune-up and inspection, ensuring that it opens and closes correctly. Your plumber may find that the main water valve is stuck, or hard to operate, and will lubricate the valve for you. Your plumber can also make sure that you know where the main water valve is so that you can access it and operate it easily in case of an emergency.
  • Pipes with mineral deposits: Mineral deposits can begin to form inside of your pipes, causing hard water. Most often, you won’t notice these mineral deposits until they grow large enough to slow your water pressure down to a trickle. However, if you don’t address them, these deposits will block the flow of water entirely. Your plumber can use a special camera to look inside and determine the thickness of the mineral deposit buildup in your pipes. If it isn’t overly thick, your plumber may suggest keeping your current pipes but installing a water softener to get rid of the minerals from the water as the water enters your home. It the mineral deposits are large enough to slow your water pressure significantly, your plumber will likely recommend replacing the portions of your pipes that are disturbed. You will still want to install a water softener to protect any new pipes from having the same issue in the future.
  • Clogged sewer lines: Backed-up toilets and overflowing sewage is caused by a complete backup of your main sewer line. Your plumber can use a special camera, sending it down into your sewer line to find out where any partial clogs are before they become a bigger problem. A lot of times, tree roots are the reason your main sewer line will clog. Tree roots tend to grow toward moisture and nutrients, both of which are found in abundance in sewer lines. Other things like toilet paper can get stuck on the roots, which contributes to the clog. Your plumber has the ability to chemically kill the roots, or use a special spinning blade to cut them away. Either way, you are much better off taking care of the problem now, instead of waiting until it causes a huge full-blown clog and backup.
  • Slab leaks: Improperly placed gutters or poorly draining soil are often then blamed for basement moisture. But sometimes, it is actually the result of a leak in the pipes that run under your home’s slab foundation. This is known as a slab leak, and this type of leak can cause a tremendous amount of damage over the years if left undetected. If your plumber does uncover this issue during an annual tune-up, they can fix it by either patching the slab leak with epoxy or re-routing your home’s pipes around the leaky segment.
